Buying a home in Portugal continues to reveal significant regional differences.

At the most affordable end of the market, Pampilhosa da Serra, in the Coimbra district, leads the national ranking, with an average asking price of €494 per square metre — the lowest recorded in the country, according to an analysis by Idealista.

It is closely followed by:

  • Penamacor – €496/m²
  • Nisa – €498/m²
  • Góis – €506/m²
  • Sabugal – €514/m²

Together, these municipalities form the five most affordable locations in Portugal for residential property purchases.

Several other municipalities remain below the €650 per square metre threshold:

  • Gouveia – €582/m²
  • Mogadouro – €600/m²
  • Miranda do Corvo – €605/m²

Lisbon remains the country's most expensive housing market, with an average asking price of €5,886 per square metre.

  • Loulé – €4,569/m²
  • Lagos – €4,410/m²
  • Oeiras – €4,320/m²
  • Funchal – €3,907/m²
  • Albufeira – €3,870/m²
