Viewings with purpose
We don't arrange viewings for the sake of it. Before any viewing takes place, we qualify the interest: we establish who is genuinely in a position to buy, who has viable financing and who has real intention to proceed.
This protects your time — but it also protects your comfort. Preparing a property for a viewing takes effort. Doing so dozens of times for contacts with no real intention or purchasing ability generates unnecessary strain that we work to avoid. Every viewing we arrange must justify itself. We do everything within our power to ensure this is the case — though occasionally, not all the information we provide in advance is read or considered by the prospective buyer. In those cases, our on-site presence helps to minimise the impact.

1. How much does the pricing recommendation report cost?
It is free of charge. It normally involves an on-site visit and the provision of basic property documentation. The report is delivered within 48 working hours of the visit or receipt of information. If additional documentary research is required, we will advise in advance of any extended timescales or costs for external services.
2. How long does it take to list the property?
The typical timescale for publishing listings is 2 to 3 working days after receiving all essential information. Some marketing actions — such as a virtual tour or involvement of an external specialist — may require additional time, which we will always communicate in advance. Before publication, we request the owner's written approval.
3. What costs does the seller bear?
The seller's costs include the agreed agency fee and any expenses related to obtaining or regularising documentation. Where external specialists or works are required, those costs are the seller's responsibility — and are only incurred with prior written authorisation.
4. How is the commission calculated?
The commission is calculated on the final sale price — either as an agreed percentage or fixed fee, as set out in the contract. VAT applies at the legally applicable rate. The fee is only due when the objective — completion of the sale — is achieved.
Illustrative example: sale at €100,000 with a 5% commission = €5,000 + VAT.
5. How does the agency agreement work?
We use the standard agency agreement model required by Portuguese regulation, adapted to the specific situation. The contract is explained before signing and ends upon completion of the sale and payment of the agreed fee. All relevant decisions — offers, authorisations, changes — are confirmed in writing.
6.Exclusive or non-exclusive instruction — what is the difference?
Portuguese law permits both. Casa Gold recommends exclusivity because it allows full dedication, complete coordination of strategy and avoids disruption, inconsistency or misinformation from third parties. Under a non-exclusive arrangement, the level of service and tools available may be adjusted accordingly.

7. What documents are required?
Required documents include owner identification, proof of title and, where applicable, an energy performance certificate, floor plan and licensing documents. Documentation requirements have been increasing consistently — and that trend will continue. Casa Gold provides a personalised checklist free of charge and guides owners on how to obtain each document.
8. What legal obligations do I need to meet?
Before starting the process, an agency agreement must be signed. The seller must also comply with applicable legal obligations — including anti-money laundering regulations, tax rules and data protection requirements. For properties with specific situations — unlicensed construction, unregistered alterations or unresolved inheritance matters — we identify what needs to be resolved in advance.
9. When can I contact Casa Gold?
By phone, email, WhatsApp or web form, during our published opening hours — weekdays with extended hours and Saturdays until 13:00. Outside those hours, we aim to respond within the agreed timescale. For urgent matters, mark your message 'URGENT'.
10. How long does a sale take? What if my property takes longer to sell?
This depends on factors such as the type and condition of the property, location, price, presentation and market conditions. We cannot guarantee timescales. Based on local historical data, a well-prepared property at the right price tends to sell within 3 to 9 months — though variations outside this range are possible.
If a property is not generating the expected interest, we analyse the results and adjust strategy — price, positioning, marketing materials or channels. The owner is always kept informed and involved in those decisions.
11. Can I sell at the asking price?
We work to maximise that likelihood — but we cannot guarantee it. Setting a well-calibrated price, aligned with real demand, is the best way to avoid devaluation and reduce time on the market. Any price adjustment is always discussed and approved by the owner in writing.
12. How many viewings will it take to sell?
There is no fixed number. It depends on the property, the price, the location and current demand. What we do is qualify every contact before scheduling a viewing — so that each visit has genuine purpose. Even so, occasionally not all the information provided in advance is taken on board by the prospective buyer; in those cases, our on-site presence helps to minimise the impact.
13. What support do you provide in negotiation and through to completion?
We manage the negotiation with the owner's interests in mind — assessing offers, verifying buyers' financial capacity and guiding every decision. We verify and coordinate all documentation, handle the contracts and remain present through to confirmation of ownership registration — because only then is the transfer truly complete.
14. What guarantees does the service carry?
Casa Gold guarantees professionalism, dedication, transparency and integrity at every stage. We cannot guarantee that the sale will be completed — as this also depends on external factors and the decisions of the parties involved. We hold professional indemnity insurance covering damage resulting from our professional activity. In the event of a dispute, clients may refer the matter to the consumer mediation body to which we are affiliated.
15. Will I need to engage other professionals?
This may be necessary, depending on the property and its condition — documentation regularisation, works or specific legal situations. Where applicable, we indicate what type of specialists are recommended and assist in obtaining quotes. Engagement and costs are always the seller's responsibility.
16. I already have an agreement with another agency. Can I contact Casa Gold?
Yes — and it happens frequently. Before taking any steps, we review the existing contractual situation with you: duration, terms, withdrawal conditions and any implications. We do not advise or encourage breach of existing contracts. But we can help you understand exactly where you stand — and what is possible, and when.
17. Can I sell and buy a property at the same time?
It is one of the most frequent questions — and one that calls for honesty on our part.
From the buyer's perspective, the answer is straightforward: making a purchase conditional on the sale of their current home provides security and eliminates the risk of holding two properties simultaneously. It is a comfortable position.
From the seller's perspective — who is our client — the situation is very different. Accepting a conditional offer means taking the property off the market, turning away other interested parties and waiting for a transaction that depends on third parties and factors outside our control. In practice, it is a leap of faith — with the risk that, in the end, the deal falls through and the process has to start again.
It is not an impossible situation to manage, but it requires careful consideration. Casa Gold does not recommend that an owner accept this condition without fully understanding what is at stake. Our job is to protect your interests — and that includes telling you what may be uncomfortable to hear.

18. Is a property exchange possible?
A property exchange — a direct swap of one property for another — is legally possible and frequently comes up as an initial idea for those wanting to move without going through a conventional sale.
In practice, however, it rarely happens. The reason is almost always the same: each owner tends to value their property above market value — and below the property they want to receive in exchange. When both parties simultaneously want to receive a property and money, no agreement is possible.
We do not rule out the possibility where conditions are genuinely balanced. But our experience tells us that, in the vast majority of cases, a well-managed sale produces a faster, clearer and more favourable result than an exchange.
